Avail alternative for landlords who bill utilities
Avail is landlord software for listings, applications and screening, state-specific lease templates, maintenance, and online rent collection, where landlords can request rent, deposits and fees.
Price
Unlimited is free; Unlimited Plus is $9 per unit per month. Tenants pay $2.50 per bank transfer on the free plan (waived on Unlimited Plus) and 3.5% by card on both. Checked October 14, 2026; confirm on their site before you buy.
MeterEase is $14/month (Starter, up to 4 units), $34/month (Growth, up to about 20 units) or $69/month (Portfolio, up to 50 units, then $1.50 per unit over 50), with a 7-day Growth trial. A card is required. See MeterEase pricing.
Where Avail is the better fit
- A free plan that covers listings, screening, leases, maintenance and online rent collection. MeterEase does none of those.
- Tenants can pay you online inside Avail, including fees you request.
How MeterEase is different
- MeterEase does the utility math Avail’s pages do not describe: it reads the master bill and splits it by percent, square footage, bedrooms or occupants, with a vacancy rule.
- Each tenant gets their share with the calculation and the master bill attached.
- You can use both: download a CSV from MeterEase and enter the amounts as charges in your rent app.
MeterEase is a math helper, not legal advice. You choose the split method and own the lease terms. Try thefree RUBS calculator first, or read what RUBS is.
Run this split every month without the spreadsheet
MeterEase reads the master bill PDF, applies your method and vacancy rule, and emails each tenant their share with the source bill attached, after you check the numbers. Plans start at $14/month.
Questions
Does Avail split a master utility bill with RUBS?
Avail’s pricing and rent collection pages we checked on October 14, 2026 describe requesting rent, deposits and fees, but not dividing one master bill across units. If that changes, check their site.
Can I keep Avail and use MeterEase?
Yes. Many landlords keep their rent app. MeterEase calculates and emails the utility shares, and its CSV export gives you the amounts to enter as charges.
